ThoroughSpec Home Inspections, Inc ("ThoroughSpec," "we," "us," or "our") is a home inspection business in Garden Grove, California, owned and operated by Mark Kinder. This Privacy Policy explains what information we collect when you visit thoroughspec.com, fill out a form, or call, text or email us, how we use it, and who we share it with.

This policy covers our website and the ways you contact us. Your home inspection itself is covered by the separate pre-inspection agreement you sign with Mark.

Information we collect

Information you give us

When you request an inspection, send a message, or call, text or email us, we may collect:

• Your name, phone number and email address
• The address of the property you want inspected, and the city it's in
• The type of inspection you're interested in and your preferred date
• Anything you choose to tell us in a message or notes field, such as escrow deadlines, access details or questions about the home

Please don't send us sensitive personal information, such as Social Security numbers, government ID numbers or bank account numbers, through the website.

Information collected automatically

When you visit our website, we and our service providers may collect your IP address, browser and device type, the pages you visit, how long you stay, the site that referred you, and your general location based on your IP address. We use cookies and Google Analytics to understand how visitors use the site so we can improve it. You can block or delete cookies in your browser settings. You can also use Google's Analytics opt-out browser add-on at https://tools.google.com/dlpage/gaoptout. Some parts of the site may not work as intended without cookies.

Some pages include content from other companies, such as an embedded Google map. Those companies may collect information about your visit under their own privacy policies.

Phone calls and text messages (SMS)

If you call or text us, we use your phone number to reply to you about your inspection, quote or question.

If our website ever offers you the option to receive automated text messages, you will be asked to check a consent box first. Consent to receive text messages is never a condition of booking an inspection.

• Message and data rates may apply.
• Reply STOP at any time to opt out. Reply HELP for help.
• Mobile carriers are not liable for delayed or undelivered messages.
• We do not sell or share your mobile number. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are excluded from every category of sharing described in this policy and will not be shared with any third parties.

How we share information

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share it only as follows:

• Service providers that help us run our business and this website, such as website hosting, form processing, email, scheduling and analytics providers. They may use your information only to perform services for us.
• People involved in your transaction, at your direction. For example, if you ask us to send your report or schedule details to your real estate agent.
• Legal reasons, when required by law, subpoena or court order, or to protect the rights, safety or property of ThoroughSpec, our clients or others.
• Business transfers, if the business or its assets are sold, merged or reorganized. Any successor will be bound by this policy for information collected under it.

Your California privacy rights

If you are a California resident, you have the right to:

• Know and access the personal information we have collected about you, including the categories of information, where it came from, why we collected it and who we disclosed it to
• Delete personal information we have collected from you, subject to legal exceptions (for example, records we must keep)
• Correct inaccurate personal information
• Opt out of the sale or sharing of your personal information. We do not sell or share personal information, and we have not done so in the past 12 months
• Limit the use of sensitive personal information. We do not ask for or use sensitive personal information for anything beyond what is needed to provide our services
• Not be discriminated against for using any of these rights

Categories of information we collect: identifiers (name, phone number, email address, IP address); customer records (property address and the details you send us); commercial information (the inspection services you request); internet activity (pages visited and site usage); and general location based on IP address. We collect this information from you directly, and automatically when you use our website. We use it for the purposes listed in "How we use your information," and disclose it only as described in "How we share information." We do not knowingly sell or share the personal information of anyone under 16.

How to make a request: email mark@thoroughspec.com or call (714) 404-3392. We will need to verify your identity before we act on a request, usually by confirming details you have already given us. You may use an authorized agent to make a request on your behalf; we may ask for proof that the agent has your permission. We will respond within 45 days, as California law requires, or let you know if we need more time.

"Shine the Light" (California Civil Code § 1798.83): we do not share personal information with third parties for their own direct marketing purposes.

Do Not Track and Global Privacy Control

Our website does not change how it works in response to browser "Do Not Track" signals. Because we do not sell or share personal information, there is nothing for a Global Privacy Control signal to opt you out of. If that ever changes, we will honor those signals as the law requires.

Your choices

• Text messages: reply STOP to any automated message.
• Email: ask us to stop emailing you and we will, except for messages about an inspection you have booked.
• Cookies and analytics: block or delete cookies in your browser, or use Google's opt-out add-on.
• Access, correction or deletion: email or call us as described above.

Data security and retention

We use reasonable administrative, technical and physical safeguards to protect your information. No method of transmission or storage is completely secure, so we cannot promise absolute security. We keep personal information only as long as needed for the purposes described in this policy, including keeping business and tax records, or as required by law.

Children's privacy

Our website is intended for adults buying, selling or owning a home. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

Links to other websites

Our website links to sites we do not control, such as Google, Yelp and mapping services. Their privacy practices are governed by their own policies.

Changes to this policy

We may update this Privacy Policy from time to time. The effective date at the top of this page shows when it was last changed. Continued use of our website after an update means you accept the revised policy.
